My Real Estate Practices During Coronavirus

No doubt these are unsettling times in the age of coronavirus. While everyone should take the virus seriously and be vigilant in protecting their own health and that of those around them, some aspects of life may need to go on.

So if you are in a position of needing/wanting to sell or buy real estate during this period, please be aware there are measures we can take together to protect ourselves from virus spread.

I will work with you to your comfort level in implementing protective measures.

For Buyers:

  • I will utilize virtual tours of specific properties online if listing agents have made them available.
  • I will prepare and share a walk-through video tour of a candidate property to better determine if a personal visit it warranted.
  • I will conduct a "FaceTime" tour of a candidate property in real time so you can ask questions as I walk through the home.
  • When visiting properties, you and I will drive separately to visit prospective properties.
  • While in a property, please minimize the surfaces you would normally touch such as door knobs, drawer pulls, etc.
  • Use sanitizing wipes whenever possible if available.

For Sellers:

  • I will prepare a virtual tour or walk-through video of your home to avoid unnecessary personal visits by potential buyers for whom the property may not be the right fit.
  • You should make hand-sanitizers available in a prominent location of your home, if possible.
  • Although it already should be a habit for showings, leave curtains, blinds and other window coverings open so agents and potential buyers do not need to handle them when visiting.
  • Again, although it already should be a habit for showings, turn on all lights so agents and potential buyers will not need to touch light switches.
  • Leave closet doors and room doors open for a showing to minimize potential buyers from needing to touch knobs and handles. Include leaving open a sample kitchen cabinet door too to show construction design.
  • After a showing, wipe down surfaces anyway that may have been touched by visitors. You can lead a horse to water but you can't make him drink.

Closing Transactions:

Some title and closing companies have remote closing tools available such as electronic notary services, and electronic signature services. While all cash transactions should be able to close remotely using these tools, only a few mortgage lenders utilize them although as of 2020 they are legal throughout Florida for loan transactions. We at Smith and Associates encourage utilizing our affiliate Luxe Title Services who are well trained in the use of remote closing tools.
